Installment Plan Components

Property installment plan chaar main components par mashamil hai: down payment (booking amount), monthly installments (qist), markup/profit (society ka fee), aur possession charges. Yeh sab mila kar total cost banti hai jo aap ko society ko pay karni hai. Down payment usually 20-25% hota hai, jabke baqi 75-80% ko 2-4 saal mein divide kar diya jata hai.

Calculation Formula

Hamara calculator yeh formula use karta hai:

  • Down Payment = Total Price × (Down Payment % ÷ 100)
  • Remaining Amount = Total Price − Down Payment
  • Markup Amount = Remaining Amount × (Markup % ÷ 100)
  • Monthly Qist = (Remaining + Markup) ÷ Months
  • Total Cost = Down Payment + Remaining + Markup + Possession

Worked Example

Misal ke taur par: DHA Phase 9 ka 1 Kanal file Rs 50 lakh ki hai. 25% down payment, 36 months plan, 15% markup, Rs 1 lakh possession charges.

  • Down Payment = 50,00,000 × 25% = Rs 12.5 lakh
  • Remaining = 50,00,000 − 12,50,000 = Rs 37.5 lakh
  • Markup = 37,50,000 × 15% = Rs 5,62,500
  • Monthly Qist = (37,50,000 + 5,62,500) ÷ 36 = Rs 1,19,792
  • Total Cost = 12,50,000 + 37,50,000 + 5,62,500 + 1,00,000 = Rs 56,62,500

Property investment se pehle hamesha: society ki NOC verify karein (LDA/CDA/KDA), registered dealer se deal karein, allotment letter society ke head office se verify karwayein, payments hamesha society ke official account mein bank draft se pay karein. Kisi dealer ke personal account mein cash na pay karein.
